I can't open or view the database I purchased. Why?
Our pre-packaged databases are compressed in a "zip" format. This is a very common technique on the internet that makes the file smaller (usually about 80% smaller!) for faster downloading. You need a Zip program to open the file. Windows XP has a built in zip/unzip utility and that should work but you can also download a free trial version of WinZip at www.winzip.com. You do not need to buy it to use it, but the registration is only $29 and this is a very common, almost required, utility to have if you are going to be downloading files from the internet.
 
How do I receive the REO package and study material once I have purchase it?
Once the purchase is complete you will be able to download instantly. You will receive an email from [Secure Delivery]. If you do not receive the email within minutes of your purchase, check your junk-email folders. Please note that we DO NOT provide any hard copies or cds. This is a digital product.
 
Do you give refunds?
Due to the nature of the product being digital there are no refunds granted.
 
Are your email addresses opt-in?
All of our email addresses are what we call "soft" opt-in, in that they were collected from publicly available sources in which the recipient has willingly published their email address. The email addresses are not "hard" opt-in in the sense that the recipient has specifically agreed to have his email address sold by us or has specifically signed up to receive commercial email. Even if the email addresses were "hard" opt-in, the opt-in status is not transferable.
 

What is the law for sending emails?

The new federal CAN-SPAM law (see FTC Regulations) permits unsolicited commercial emails to be sent if you follow a few simple rules:
1. Your subject line must be an accurate and honest description of the contents of the email
2. Your physical business mailing address must be attached to the body of the email somewhere (usually at the bottom)
3. You must include instructions (preferably a link) to allow the recipient to unsubscribe (i.e. opt-out) from future emails.

However, as a practical matter, "spam" is not usually an issue because you are sending a targeted email concerning a product or service that the recipient might reasonably be interested in. If you clearly identify yourself and your product, then the worst that will likely happen is that the recipient will simply ask to be removed.

What is the law for sending faxes?

The law for sending faxes is slightly more complicated than for emails. We recommend you read the following FCC document describing the regulation of faxing. As a matter of practice, we have never had a customer complain of legal difficulties resulting from sending faxes using our lists. Again, this is likely because you are not sending "junk"; even if the recipient is not interested in your product or service, at least it was a solicitation related to their profession.

What guarantee do you give on the quality of the realtor database?

The data is guaranteed to be 95% accurate. If you receive "undeliverable" (bad address, phone, fax, or email) exceeding 5%, we will refund your purchase on a pro-rated basis.

 

What is the law for sending faxes?

We regularly match and clean the data with the USPS National Change Of Address (NCOA), ZIP+4, and Delivery Sequence File to standardize and keep the addresses accurate. We conduct ongoing research to ensure the data is the most current information available.
 

What About Your Email Lists?

Email marketing can be very cost effective but when sending out any email marketing campaigns the general rule of thumb is to expect anywhere from a 25%-35% "Bounce Rate". Now this does not mean that the email list is bad you must consider many factors such as: server timeouts, full inboxes, throttled accounts, ISP server issues, html and image blocks, and many more variables that can affect your delivery rates.

 

How Often Is our Datebase Updated?

Our data is updated weekly against the National Change of Address registry (NCOA). This helps ensure that your direct-mail piece will successfully reach your intended prospects with minimal return mail. With data-point delivery verification, you will see increased RESULTS while minimizing COST. In addition to NCOA verification, we also append/update our database on a quarterly basis; adding NEW businesses to our list, and REMOVING closed businesses from the database.

 

Will I Own The List I Buy?

Most list companies rent the data to you for a 1 time use. Once you purchase a database from us, you OWN the list and may use the data as often as you would like. You are not "renting" the list, and do not have to pay for each use as you do with our competitors. Please refer to our "Terms of Service" for complete details on allowed uses and limitations.

 

How Does The Same-Day Electronic Download Work?

After your order is processed and verified you will receive a download link where you can access your list!

 

What about regulatory issues like the DNC or CAN-SPAM act?

We have adopted strict compliance rules to protect the privacy of consumers. We contractually require all marketing partners to do the same by their adopting a strict adherence to both the CAN-SPAM ACT of 2003 and the rules promulgated under the National Do-Not-Call Registry Act as well as various state privacy laws.

 
 
Can I Publish This Information On My Website?

The information from our lists cannot be published in any form or fashion. Please refer to our Terms of Service for complete details. Our lists are provided to you for direct marketing purposes only. We strictly monitor use of our data, and will pursue legal action against any parties publishing our data without expressed written permission or a License Agreement.
